Advice please
My daughter and I are flipping a house and have gotten an estimate for what needs done to the land the house sets on. The estimate is for $7,000 and includes
· Grade full lot
o Remove debris
o Remove Stumps/roots
· Top Soil
· Grass
· Fence – back and front with gates
· Ditches
o Clean out
o Replace driveway tube
· Sand & Paint brick and porch
· Flower beds
o Raised
o Mulch
o Plants
· Sand under deck
The lot is about a quarter acre. Anyone with experience in this area, please let me know your thoughts. We need to make a decision this week.

I am moving back upstate, NY to buy/build my first home/retirement!!!
I am getting a no money down mortgage and looking in the 250,000 range...
The real problem is getting decent land!..Ouch!...
I will read all helpful suggestions.

I am very interested in moving two houses that I own in Palm Beach County. I will consider Selling, Leasing, outright options, Lease with option or seasonal rentals. These properties are in gated communities and both over 3,000 sq ft. 4 bedroom 2 story and a 5 bedroom 1 story with a pool and spa.

I have the talent and knowledge for building and designing and contracting... I have been doing it for everyone else for a long time. (years) Now I want to do it for myself. Buying and flipping houses and building green homes. I want to know more about financing. The rent to own is becoming a new thing here in Seattle with the finance market a little unbalanced along with a high housing cost market. I agree that buy a
house put it up for rent/own is a good avenue to take.
Can anyone share more info on financing and does anyone know someone in the Seattle area wanting to partner up?

Been There, Done That!
Hi all. I have been a RE investor for 32 years and I have bought, rehabbed, flipped and held real estate. I have also been a licensed RE agent. (No, I didn't find that to help me with investing). There is a lot of money to be made and it can be a great lifestyle. I identify with very little of the reality shows about flipping on TV though. I believe you have to do your homework. Educate yourself about the market value of the area your looking to work. You should be well versed enough to look at a home and know what it is worth just from the neighborhood it is in. You also need to know about construction or have someone available that does. Education is cheap and there is a wealth of it on the net that was not available when I started out. I'm female and I did it on my own, including plumbing and rehab. Your timeline is crucial to making money. Anytime you can buy creatively, not using your own money, you have an advantage and yes, it can be done. It's not a get rich quick way of life and things can and do go wrong. But to all daring enough to take the plunge, I wish you the best of luck.

where, when and why
Hi all, I've flipped 4 houses and I think it can be fun whether you do the work or not. The important thing is getting a good buy to start with. Now and in about 6 months should be a good time for that, but selling it right away is important too, so you don't have to make all those loan payments while you're waiting to sell it. That can really eat into your profits.
My suggestion would be to look for a bargain in a soon to be appreciating market, fix it yourself or get a cosmetic fixer, and rent it out right away to someone that want's to "rent to own." That way you will get a good deposit with option money, be able to have the renters make your mortgage payments and take good care of the property since it may some day be theirs. If they don't take the option, you can sell it in a better market or do it again. If they decide to take the option and buy it, they can get a loan or you can finance it and continue making a passive income.
